Fundamental to delivering greater returns is understanding what local and international occupiers want from their buildings and delivering that through specialist, active asset management. At Sharow Capital we aim to maximise the value, yield and capital appreciation of properties throughout the lifecycle.
The current focus is on Value Add Opportunities in Warsaw and Prague, where office take-up is heavily influenced by growth from established high quality occupiers. Following exhaustive due-diligence, Sharow Capital source well-located office buildings in need of a clear pre-planned CAPEX-led repositioning strategy. We increase capital values and improve income streams by altering the characteristics of assets, rapidly and proactively addressing any capital structure, physical or operating issues (reviewing the tenant mix, preparing detailed asset strategies, improving property management) and agree a planned exit strategy (IRR/Equity multiple focus).
