The Principals are currently capitalising on income-led opportunities, acquired with a clear exit strategy in mind, in Bratislava and Budapest. The global financial crisis severely affected the markets of Bratislava and Budapest and there remains an oversupply of office space, exacerbated by continued political uncertainty and a lack of funding from local, internationally-owned banks still suffering from huge losses.

This climate presents unique opportunities. The long-term fundamentals remain strong and the Hungarian and Slovak economies are heavily linked to the manufacturing and automotive sectors which are now in recovery. We are already seeing international investors returning and once these markets recover significantly then the strategy would be linked to ‘blend and extends’ to prepare the asset for a sale to a fund investor in a de-risked status.
